How long a real kitchen takes.
There are 12+ trades on a full kitchen, and the critical path is cabinets. We order cabinets the day you sign (6–10 weeks lead time), demo while they build, and stage rough work so the second the cabinets arrive we install. A kitchen should finish 2–3 weeks after cabinet delivery — not 8.
Kitchen expansions.
Removing a wall to open the kitchen to the dining room or family room is the single highest-impact remodel change. Our in-house engineer sizes the LVL beam, we pull the structural permit, and the ceiling patches back in cleanly.
What drives the cost of a kitchen.
Two kitchens the same size can land nowhere near each other, and it's almost never the square footage doing it. The biggest swing is the cabinetry — stock boxes, semi-custom, or full custom, and how many of them. After that: whether the layout stays put or moves. Keeping sink, range, and refrigerator in their existing spots is a very different job from relocating plumbing and gas across the room, and relocating drain lines in a slab or over a finished ceiling is different again.
The rest of the list is the usual suspects: countertop material and how many seams and cutouts it needs; whether a load-bearing wall is coming out and an LVL beam is going in; whether the panel has capacity for new circuits and dedicated appliance runs or needs an upgrade; the condition of what's behind the old cabinets once demo opens it up (rot, old knob-and-tube, out-of-plumb framing); flooring choice; and how much of the work needs permits and inspections. We don't quote kitchens off a per-foot number, because that number would be wrong for your house.
