What we install.
- Solid hardwood — ¾" red oak, white oak, maple, hickory; site-finished
- Engineered hardwood — 5/8" and ½", prefinished or site-finished
- LVP (luxury vinyl plank) — Coretec, Shaw Floorté, Karndean — waterproof, click-together
- Porcelain & ceramic tile — with proper crack-isolation membrane (Ditra) and uncoupling
- Carpet — Karastan, Stainmaster, Shaw — with quality 8lb pad
Subfloor first.
Before any flooring goes down, we check subfloor moisture, flatness (¼" over 10ft), and squeaks. A cheap install over a bad subfloor is a guaranteed callback. We lock down every joist, screw off any OSB, and sister joists where needed.
What drives the cost of a floor.
There's no flat rate for flooring, because no two rooms start from the same place. What moves your number: the material you pick (carpet, laminate, LVP, engineered, solid hardwood, porcelain, and natural stone all sit at very different levels), the square footage and the layout, whether the old floor has to be torn out and hauled away, and what we find underneath once it's up.
Subfloor condition is the big variable. Flat, dry, solid plywood installs fast. Cupped boards, moisture problems, springy joists, or old tile mudbed all add labor before a single new plank goes down. Stairs, thresholds, pattern work, borders, shoe molding and baseboard, and moving furniture and appliances all factor in too — as does site finishing versus prefinished, since sanding and finishing on site is its own multi-day trade.
