Setting & finish.
Large-format porcelain set with modified thinset backbuttered for 95% coverage. Schluter leveling clips for zero lippage. ⅛" grout joints on rectified tile, ¼" on natural stone. Epoxy grout in showers, urethane grout on floors. Sealed and cleaned before we leave.
What shapes the cost of a tile job.
No two tile floors price the same way. What moves the number is the room's square footage and layout, the tile you choose (a stock 12×24 porcelain behaves very differently from natural stone or a mosaic), the pattern — herringbone and diagonal layouts mean more cuts and more waste — and the shape of what's underneath. A springy subfloor that needs sistering, an old mud bed that has to come out, or a shower pan rebuilt from the studs all add scope. Waterproofing method, heated-floor systems, trim and Schluter profiles, and demo and disposal of the existing floor factor in too.
