Refinishing existing floors.
Drum sander + edger + buffer progression (40/60/80/100/120 grit), water-pop for even stain absorption, stain (Duraseal or Bona), and 3 coats of Bona Traffic HD waterborne finish. HEPA dust containment keeps airborne dust down 95%+.
What drives the cost of a floor.
We don't publish numbers, because two floors of the same size can be very different jobs. What moves the figure on your quote: the species and grade of wood you pick, solid versus engineered, plank width, and whether the pattern is a straight lay or a herringbone that eats labor hours. Then there's what's already on the floor — carpet and tack strip pull up easily, three layers of old vinyl and adhesive do not. Subfloor condition, squeaks that need screwing down, level tolerances, stairs, transitions, and how much furniture has to move all factor in. Refinishing depends on how much wood is left above the tongue and how many stain samples you want to see before we commit.
