Start with the fan, because on the South Shore that is where bathrooms fail. The common fault we find is an exhaust fan that terminates in an unconditioned attic, or dumps into a soffit instead of outdoors; combine that with the moisture hanging over the Great South Bay for much of the year and you get blistered paint, dark staining on the underside of the sheathing and rot in the framing within a few seasons. We size the fan to the room, run insulated duct on the shortest sensible path, and terminate it through a gable or sidewall with a real exterior hood and a damper that actually closes.
Below the floor, the low blocks tell their own story. Slab and crawl-space construction over a shallow water table means the waste line is often corroded cast iron running through damp, poorly ventilated space, the supply reroute has no basement to hide in, and the crawl itself may need drainage and ventilation attention before new finishes go over it. Framing under a tub location deserves a look too: a filled tub is a concentrated load, and joists that have sat in damp crawl air for decades are not always what the original drawing said. Upstairs, the older cottages present the opposite problem. Second-floor and dormer baths were frequently carved out of attic space framed with joists never intended to carry a filled tub, a tiled floor and two people at once, and knee-wall geometry decides where a shower can physically stand before anyone talks about tile. We assess that structure honestly, sister or reframe where the span calls for it, and bring in a licensed engineer when the load path changes.
